What time is check-in and check-out? Can we check-in early? Or check-out late?

Check-in is 4 pm. You may arrive any time after that.

Check-out is 10 am. You may depart any time before that.

No. We don’t know what time the cleaning crew is scheduled to arrive nor how long the cleaning may take. We want to ensure the home is cleaned and sanitized properly. We’re sorry for any inconvenience.

What is your cancellation policy?

If you cancel within 90 days of your arrival, there are no refunds. Refunds outside of this policy are at our sole discretion.

Does this home have wheelchair access?

The elevator gives access to the 3rd floor open living area. The 2nd floor bedrooms and all bathroom doorways are too narrow for wheelchairs to pass-through.

Can we bring 1 more person than the maximum occupancy? Do infants, toddlers or kids count toward the guest limit?

No. The City of Bradenton Beach Ordinance sets a maximum occupancy of 8 guests. We comply with all laws; we have no authority to make exceptions.

The ordinance allows up to 2 children, who are under 2-years-old, in addition to the maximum.

Do I pay the hotel and business tax?

Yes. Florida law requires that you pay these taxes to the Owner; the Owner remit your taxes to the government.

At the time of this writing, the law requires guests pay a 12% tourism tax (1% local, 5% county, and 6% state), based on your total rental amount.

By law, the total rental amount is calculated from your total nightly rate (base rate) + fees (cleaning).

For example:

7 night stay at $100/night ($700) + fee for cleaning ($300)

Total rental amount =  $1000

12% (tax) x $1000 = $120.

Total rental amount + fees + tax = $1120.

Is Bradenton Beach the same as Anna Maria Island?

Yes. Anna Maria Island has 3 incorporated cities and 7 beaches.

The 3 cities are: City of Anna Maria, City of Holmes Beach, and City of Bradenton Beach. Incorporated cities have their own government, police, etc.

The 7 beaches (north to south) are: Bean Point, Bayfront Park Public Beach, Manatee Public Beach, Holmes Beach, Bradenton Beach, Cortez Beach, and Coquina Public Beach.

While, all beaches are for public use, not all beaches have public parking. There is no on-street parking on the island. So you can only get to the these beaches by walking. We refer to these as ‘locals only’ beach access. There are no lifeguards.

Manatee Beach and Coqunia Beach have public parking lots, lifeguards, rest rooms, concessions, and picnic areas with grills. Bayfront has a small public parking area, portable toilets, and a picnic area.

Will you consider small / well-behaved pets?

No. Anna Maria Island has a strict –NO PETS ON BEACH– sea turtle conservation ordinace. With that in mind, our local HOA has a no pets policy. 

How close is the beach?

Google maps measures about 400 feet from the front door to the sand. When walking, we count about 200 steps.

Do you supply umbrellas, chairs, rafts, and toys for the beach?

We do our best to provide everything you need for a fun day at the beach. You’ll find beach towels, chairs, umbrellas, toys, boogie boards, and a cart — so you can tote your gear.

Can we smoke on the balcony, roof-top deck or outside area?

No Smoking allowed — in the home, balconies, roof-top deck, any ‘Common Areas,’ like the pool area and ‘backyard/grilling’ areas.

It is a queen-sized 'sofa-bed' or a 'sleeper-sofa' in the living room?

Our living room has a ‘sleeper-sofa;’ we do not have a ‘sofa-bed,’ also called a ‘futon.’ 

To use the sleeper-sofa — remove the sofa seat-cushions, then pull out the bed to full-extention. A tradition mattress sits atop a metal coil platform with legs. You’ll find linens for the sleeper sofa in the master bedroom closet.

What's the difference between a 'hot tub' and a 'pool spa?'

The main difference is hot tubs are moveable and have temperature controls and a lid. A pool spa is integrated with the pool and has only an on-off temperature control. Our pool spa takes about 20-minutes to reach a max temperature of about 105°F, has adjustable jet pressure, and accommodates 6-8 people.

Is the pool heated in the winter?

The pool heater is set to 84°F, year round. Anytime the pool temperature dips below 84°F — the pool heater will turn on.

Are lifeguards at the pool and beach?

NO LIFEGUARDS at the pool. NO LIFEGUARDS at Bradenton Beach.

There is no lifeguard at the pool because it is located at a private residence.

NOTE: Parent or legal guardian must accompany any minors, at all times while minor is on the pool deck or in the pool.

There is no lifeguard at Bradenton Beach because it is not a public beach with public parking.

If you require a lifeguard, please use one of the public beaches: Manatee or Coquina.

Is the kitchen fully equipped?

Yes. Beach Gem AMI has fully-equipped kitchens, including pots, pans, dishes, flatware, baking pans, toaster, mixer, blender, Keurig, drip coffee pot, hot water kettle, hot dog cooker, egg cooker, etc.

Although the kitchen is not ‘stocked,’ with food, there are spices and other non-perishables. Guest is responsible for sourcing and purchasing any food item they may require that is not in the home.

Is there high-speed internet? Is it free?

Yes. There is 400 mb internet available at no fee.

How far is Disney World and the Kennedy Space Center?

Both are about a 2-hour drive.

Disney World is located in Orlando, Fl.

Kennedy Space Center is located on Merritt Island, FL.

Is there a grill?

Yes. There is a propane gas grill. We provide the propane. 

Grilling is allowed in designated area only – the back yard.

How do I get the keys?

The front door has an electronic keypad. You’ll get an entry code in your booking confirmation email.

Is there public transportation on the island?

Yes. There is a FREE trolley service 6 am – 10:30 pm, 7 days a week.

Do I have to clean the property before I leave?

Yes and no. The property is cleaned and sanitized after each guest stay. A cleaning fee, is included in your booking fee.

During your stay, guest is responsible for maintaining the cleanliness of the property and leaving it in a usable condition for the next guest.

At departure, guest responsiblities are: return clean kitchenware to cabinets; load dishwasher with dirty kitchenware and start dishwasher; remove all trash/recycle from inside and outside; place all trash in waste management bins and set out on curb for pickup.

Daily housekeeping is not included; however, we can arrange additional cleanings. The guest is responsible for all fees associated with additional cleanings. 

What happens if I leave/lose a personal property at the vacation rental?

When guest notifies owner of item, owner will make a reasonable effort to find it. 

If item is found, owner will ship to it the guest. The guest will be responsible for any incurred fees, including shipping charges, etc.

The Owner will not be responsible for items left at the vacation rental.

Where is the nearest shopping mall?

The newest shopping district and restaurants, as well as the University Town Center (UTC) are located at I-75 and University Blvd.
